The Title Company’s Role

As the title company, Bryan County Abstract Company acts as a neutral third party in closing the transaction.

We work with all parties, including the Buyer, Seller, Real Estate Agents, Lenders, Surveyors and others to bring the transaction to the closing table.

Once you have a sales contract, Bryan County Abstract can handle the transaction from title work to closing. Bryan County Abstract Company will perform all of the following services. Click Below To Get Started.

Handle the abstracting on property located in Bryan County or order abstracting for property located in any other county in Oklahoma.

Send the updated abstract for a title exam by a licensed attorney. BCAC has contracted attorneys that usually have the exam completed by the next business day.

Issue the commitment for title insurance and distribute it to the Lender and Real Estate Agents.

Work with Sellers and their agents to order payoffs, releases, and work to help clear other requirements that need to be met before closing.

Coordinate the closing with any Lender in the transaction.

Prepare documents for closing such as the settlement statement, necessary affidavits and transfer documents.

Conduct the closing with the Buyer and Seller. We will obtain signatures on all necessary transfer and loan documents and disburse proceeds once the transaction has been funded.

Record all necessary documents with the County Clerk.

Issue the Owners/Lenders title policies and mail to each party.

Abstracting And Title Search

Every state does the work of a title search in relation to real estate transactions, but not all states bind them into a certified abstract.  Bryan County Abstract Company has continually been in the business of compiling abstracts since 1903.

Clearing Title And Issuing Title Commitment For Insurance

Each individual file may have a different timeframe for processing due to title requirements, appraisal questions, repairs, credit issues and Buyer/Seller logistical issues, to name only a few of the tasks associated with this step.

Coordinate Closing, Prepare Documents, and Conduct closing.

The closing or settlement is the final step in a real estate transaction.  During the closing, the settlement agent will coordinate the signing of the documents required to finalize the sale and loan.
